What Your Bottom Seal Actually Does

The bottom seal (also called the bottom astragal or sweep) is the rubber gasket attached to the bottom edge of your garage door. When the door closes, the rubber compresses against the concrete floor and forms a seal that keeps out cold air, snow, water, dust, leaves, mice, voles, and prairie wind.

It's a small part — usually $30-$60 in materials — but it's the single biggest air-sealing component on your garage door. A failed bottom seal lets cold prairie air infiltrate continuously across the entire bottom edge of the door, which is roughly 16 feet of leak on a standard double-car door. That's a real heating bill problem in Saskatoon winters.
